The answer is a resounding “yes”, and here is why:
Lots in Grande Dunes that originally sold for $375K to $500K can NOW be purchased for $70K to $145K.
The builders that made it through the boom, and are still standing, are willing to sharpen their pencils to get the build. They have seasoned, reliable subs that need work to feed their families.
The window of opportunity to take advantage of the low lot prices and building prices will not last forever. As more people retire to Grande Dunes, the demand for lots, builders and subs will increase. As demand increases, the low lot prices will disappear, low building prices will disappear, and home-lot package costs will increase.
The new home paradigm has shifted: new homes average 2000 to 3200 heated square feet. Pools, outdoor kitchens, media rooms, 4th and 5th bedrooms are no longer the norm. Gourmet kitchens now include GE or Sears appliances. New homes are elegant but smaller, and thoughtfully planned.
It is now possible to build a 2000 heated SF house for around 300K, and a good lot can be bought for around 75K. So you are in Grande Dunes for under $400K.
